Miami Hotel Occupancy On The Rise Since August

Resorts in the Southern region of Florida showed their increases in occupancy for last month, as more Florida residents stayed closer to home and hurricanes steered clear.
However, up until last month profits had stayed pretty steady when compared to those of 2006, according to hotel CEO's and Smith Travel Research.
One Florida hotel, the Westin Diplomat Resort & Spa located in Hollywood, has 998 rooms and it was able to show how evident these increases were from last month. As more people stayed in the hotel, the average price of a room grew as well when compared August of 2006, according to spokeswoman Michelle Schulman.
Miami hotel visitors do not seem to be as worried about the heat as they had been during previous summers. Not to mention, as gasoline prices increase and residential property values go down, more and more American families get rooms at hotels.
Over in Broward County, Smith Travel calculated a rough estimate of 64% for August occupancy, which was a 6% rise from August of 2006. Not to mention, the price of a room averaged at roughly 98 dollars, which was a 9.1% increase.

Roughly twenty years ago, the real estate market in Florida had many old condo hotels that were not of high quality or prestige. Changing tax laws resulted in having less attractive investments and several remodeling projects were dropped.

During the late 1990's, The Mutiny was built, which was an apartment building that reinvented the condo hotel concept, according to Joel Greene, who happens to be the president of Condo Hotel Center.

Owners of the Mutiny apartment building in the Miami area tore up their old property and created a condo hotel, or condotel. The idea of condotels was now well known in the area and it generated a competitive situation for its buyers.
Prices grew as much as 10 times the previous price from the beginning until there were no more available units. Other firms began using the idea, creating a brand new Florida condo rental out of an older one.

"Today there are approximately 60 or more condo hotels at various stages of development in Florida," stated Greene. "By 2008, there will be several hundred condo hotels, located throughout the U.S. and around the world."

Wyndham Purchases More Property For Florida Vacation Spots

Wyndham Vacation Ownership made an announcement this week that it has bought one hundred units at the beautiful Panama City Beach getaway known as the Emerald Beach Resort. They also said that they plan to purchase another one hundred fifty six units as well.

This acquisition is the 1st one that Wyndham has ever done in Panama City Beach and it will be their 5th vacation ownership property located in the Florida Panhandle.

The units are located at 14700 Front Beach Road in Panama City Beach and they are said to be ready for vacationers in the fall of this year. This is part of the FairShare Plus program by Wyndham vacation ownership.

The rooms are located in a recently built tower at the Emerald Beach resort. Available units include a selection of 1, 2 and 3-bedroom furnished properties, each equipped with a private balcony.

Wyndham Vacation Ownership refers to themselves as the largest vacation ownership company in the world. It runs over one hundred thirty five time share resorts across the USA, Mexico, Canada, the South Pacific and the Caribbean with over eight hundred thousand owners staying in their units.
